Building Services Design Engineer

To undertake building services design work, inspect and supervise the installation of electrical/mechanical services within buildings, as instructed by departments and external clients.

1.Undertakes feasibility studies, as required of existing Mechanical/Electrical Services or potential new installations.
2.Designs major projects, determines costs/layouts of services and supervises engineering sub-contractors for major and minor building programmes as a member of the Design Group.
3.Designs projects and supervises engineering contracts for planned maintenance/improvement works to engineering services.
4.Checks tenders, performs final checking of accounts, deals with problems during a defined maintenance period.
5.Undertakes ad hoc special design studies or development work related to engineering services/energy use and conservation.
6.Undertakes development work as required in connection with the evaluation and application of new technology in building services and energy use and their conservation, and their interaction with building design generally.
7.Undertakes other activities appropriate to the level of the post as directed, ie integration and procedures for AutoCad usage (M&E) with other disciplines and office software.

The postholder develops a brief into a live design, acceptable by the Client, which combines efficiency, practicality, delivered within budget and the requirements of statutory and advisory codes of practice.

The postholder assumes responsibility for the running of projects and is expected to determine the course of action to take according to the circumstances, having regard to the consequences of cost and time. The problems encountered are varied and can be complex requiring skill in their resolution.

The conduct of correspondence, preparation of records and reports, together with the issue of formal instructions to the Contractor.

In the event of a problem leading to a potential financial or time based claim by the Contractor, the postholder is expected to seek the advice of the Senior Engineer.

The postholder when developing a brief into a full design determines the siting, routing and appearance of the systems to be installed during the construction process.
During the course of construction the postholder takes decisions which involve financial commitment by the Client eg changes in design to resolve layout conflicts.
In addition the postholder accepts or rejects work undertaken on site by Contractors.
The postholder plans and varies a personal work programme according to the nature of the project being undertaken.
The project work undertaken is either performed as a member of a team or individually.
Postholder priorities their own workload.


The postholder requires professional and technical skills for the appraisal, development, and design of building services including supervision on site. When leading a project the postholder requires the ability to co-ordinate the work including other professionals to ensure all information required for design and construction is available.

The postholder must have the ability to deal with several problems simultaneously and deal with the pressures thus produced.

CAD experience is essential, together with other basis IT skills.

Minimum of HNC/D in a building services engineering discipline, although a professional qualification eg Chartered Engineer is desirable.

Experience within technical and project experience.
